e) Street lights (0 @ $2,000.00 each) $ <br />f) Street light maintenance (16 @ $270) $ <br />g) Street sweeping $ <br />h) Seal coating (2,050 sq. yds @$.85 sq. yd.) $ <br />Total $ <br />Stage I and Stage II Improvements shall be installed in accordance with the the Final Plat <br />and Final Engineering Plans dated ,and in accordance with CITY standards, <br />CITY Code and those plans and specifications which have been prepared by a registered <br />professional engineer presented to the CITY by Developer and approved by the CITY <br />Engineer. The DEVELOPER shall obtain all necessary permits from all agencies before <br />proceeding with construction and the Stage I Improvements. Within thirty (30) days after <br />the completion of the Improvements and before the security is released, the <br />DEVELOPER shall supply the CITY with a complete set of reproducible "As Built" <br />plans. <br />11. Ramsev Town Center Phase I Roadway Improvements Phase II Roadway Improvements, <br />AUAR Roadwav Improvements, Parking .Facility Improvements:: In accordance with <br />City of Ramsey Resolutions OS-02-065, OS-02-066, 05-02-067 and OS-02-068, <br />assessments for Ramsey Town Center Phase I Roadway :Improvements, Phase. II <br />Roadway Improvements, AUAR Roadway Improvements, and parking facility <br />improvements. shall be payable to the CITY in a single installment prior to the release of <br />the final plat mylars for recording. <br />a, The assessments due to the CITY for Ramsey Town Center 14t~' Addition are <br />Dollars and Cents ($), plus interest at a rate of <br />6,3% per annum commencing. to the actual date ~of payoff: <br />12. Street Cleaning. After the street surfacing is installed, the DEVELOPER shall clear any soil, <br />earth, or debris from the streets within the Plat resulting from any construction within the <br />Plat by the DEVELOPER or its successors and assigns. From time to time, the CITY may <br />remove accumulations of soil, earth and debris from the streets resulting from the <br />construction of the Plat. It shall be the DEVELOPER'S responsibility to pay the costs <br />associated with this necessary street cleaning. Invoices from the CITY to the <br />DEVELOPER for such costs shall be paid within fifteen (15) days of the date of invoice. <br />13. Time of Performance. The DEVELOPER shall install all Stage I Improvements by April <br />27, 2011. The DEVELOPER may, however, request an extension of time from the CITY. <br />If an extension is granted, it shall be conditioned upon updating the security posted by the <br />DEVELOPER to reflect any cost increases. <br />14. Ownership of Improvements.
