Park Dedication. The Subject Property is located in the City's Greenland Hills District. The current park dedication requirement is $4738 per commercial acre. The amount due on the Plat is Fourteen Thousand Two Hundred Fourteen Dollars and No Cents ($4,738.00 x three (3) acres=$14,214.00). The DEVELOPER shall pay all park dedication fees before release of the plat for recording at Anoka County. The rate in effect at the time of execution of this Contract will be collected. 21. Trail Devel~ment Fees. The current trail development fee is $1090 per commercial acre. The amount due on the Plat is Three Thousand Two Hundred Seventy Dollars and No Cents ($1,090.00 x three [3] acres=$3,270.00). The DEVELOPER shall pay all fees before release of the plat for recording at County Recorder's Office. The rate in effect at the time of execution of this Contract will be collected. 22. Water and Sanitary Sewer Connection (Trunk) Fees. The current water connection fee is $8,337. The current sanitary sewer connection fee is $3824 per commecial acre. The amount due on the Plat is Thirty Six Thousand Four Hundred Eighty Three Dollars and No Cents ([$8,337.00 x three (3) acres=$25,011.00] + [$3,824.00 x three (3) acres=$11,472]=$36,483.00). The DEVELOPER shall pay all fees before release of the plat for recording at County Recorder's Office. The rate in effect at the time of execution of this Contract will be collected. 23. Water and Sanitary Sewer Lateral Fees. The current water lateral fee is $8,777 per parcel. The current sanitary sewer connection fee is $3847 per parcel. The amount due on the Plat is Thirty Seven Thousand Five Hundred Fourty One Dollars and No Cents ([$8,777 x three (3) acres=$26,331.00] + [$3,847.00 x three (3) acres=$11,541.00]=$37,872.00). The DEVELOPER shall pay all fees before release of the plat for recording at Anoka County. The rate in effect at the time of execution of this Contract will be collected. 24. Stormwater Management Fee. The current stormwater management fee is $4,465 per commecial acre. The amount due on the Plat is Thirteen Thousand Three Hundred Ninety Five Dollars and No Cents ($4,465.00 x three (3) acres=$13,395.00). The DEVELOPER shall pay all fees before release of the plat for recording at Anoka County. The rate in effect at the time of execution of this Contract will be collected. 25. Sidewalk Construction. The DEVELOPER shall construct and pave, in accordance with CITY standards, a four (4) foot wide concrete sidewalk with pedestrian ramps in locations prescribed by the CITY as shown on the final plat submittal dated and as amended by City Staff Review, at a grade not to exceed 5%.
