<br />[.[owever. the said deposit may als(> be used to reimburse the city [br the expense of employi:ng

<br />the review of the preliminary plat and final plat as prescribed in this Chapter. If said escrow is
<br />not sufficient to defray the above expenses, additional monies will be required prior to final
<br />action on the plat, and if. [n the opinion of the Zonina Administrator. the deposit is depleted such
<br />that it is unlikely to be sufficient to meet the remainina anticipated.expenses, the subdivider shall
<br />_be .re..quired to deposit an amount sufficient to brin~ the account to a positive balance of, prior to
<br />any further action on the plat. If after final action on the proposed subdivision, a surplus balance
<br />remains in tile ciw's accounts, said surplus balance shall be reftmded to the subdivider.. The ~,q:id
<br />deposit shall be in add[Eon to the fees prescribed elsewhere in this Chapter. 9.50.02

<br />
<br /> Subdivision 1. Procedure. Prior to dividing any tract of land into two or
<br />mc, re,,,,,~"~ .............. ,,, },~'-'-,~ .... ,,r~,~,~,,,~ the subdivider shall submit a sketch plan for review by the planning
<br />commission. At the time of submission of the sketch plan, the subdivider of the land covered by
<br />the sketch plan shall submit a petition for rezoning to the proposed use of said land, if the land is
<br />not already so zoned. The owner of said land shall join in said petition.

<br />The subdivider shall filefi;:e sufficient copies of the sketch plan with the
<br />Zoning Administrator at least 21thirty (30) calendar days before the next
<br />regular monthly meeting of the planning commission at which meeting said
<br />sketch plan shall be considered.
