under~round installation of service lines within street right-of2wa, <br />completed in a manner which will not disturb street surfac <br /> <br />Subd. 64. <br /> <br />Easements <br /> <br />All lots shall have a minimum of a 10 fbot drainage and utility easement. <br />adiacent to all road right of way and unplatted areas and 5 feet along ali <br />common property lines beinoz platted. Also ,re:eater easements may be <br />required to protect areas in accordance with the approved grading and utility <br />plans. Easements at least ten feet wide on fi'ont lines and 20 feet wide <br />centered on rear or side lot lines shall be provided for utilities where <br />necessary. Utility easements shall have continuity of alignment from block <br />to block and lot to lot. Easements may be required along lot lines to right- <br />of-ways so as to provide for street lighting. All Underground utility service <br />lines, including water, drainage m~d sanitary sewer systems which traverse <br />private property, shall be installed within recorded easements. <br /> <br />Subd. 7 <br /> <br />Delineation and Encumbrance of Wetlands on all plats: <br /> <br />That the presence of any public or private drainaue ditches shall be <br />identified on all plats and encumbered within a sixty-six ibot wide drainage <br />and utilit,/easement. <br /> <br />b. That the delineation of wetlands and encumbrance of Wetlands. with public <br /> <br />drainage and utility easements shall be required on all plats, except that any <br />lots proposed to be 10 acres or more in. size that are located in plats [hat are <br />outside the boundaries of the Metropolitan. Urban Service Area shall be <br /> <br />exempt from the wetkmd delineation and encumbrance requirement. This <br /> <br />exemption does not supercede the City's attthoritv to require the <br />establishn~ent of drainage easements, if necessary, over the proposed <br />method of conveying and disposing surface water d2'ain.a~ze Mthin and <br />beyond the. limits of the plat to publicb/ owned or controlled drainage <br />thcilities or storm sewers.
