You are hereby notified that an inspection of the above referenced property indicates a <br />violation of the Ramsey City Code Section 9.20.21 and 9.20.12 (B-1 General Business District <br />and R-2 Residential District) and 9.11.08 and 9.11.09 Off-Street Parking Standards. <br />NATURE OF VIOLATION: When the property was viewed in August and September, it <br />appeared that a portion of the lot was being used for used-car sales and possibly vehicle repair. <br />Used vehicle sales is not a permitted used in the B-1 General Business District or the R-2 <br />Residential District. Furthermore, City Code prolibits storing/parking vehicles on a parcel if <br />they are not owned or leased by a person residing on said parcel, or owned or leased by the <br />employer of a person residing on the parcel. At least some of the vehicles were found to be <br />registered to person(s) not residing on the property. Finally, motor vehicle sales requires not only <br />a City license, but a State license as well. It does not appear that a City license has been issued <br />since 2006. If you will recall, when your property was re-zoned to B-1 it became a legally non- <br />confonning use. When you let your City license lapse for more than 12 consecutive months <br />allowed by State Statute, you lost your legal non-conforming status. Therefore, vehicle sales <br />and/or repair require the approval of the Planning Commission and the City Council in order to <br />continue. <br />We have contacted the State to let them know you are not in compliance with local zoning <br />regulations. <br />THE FOLLOWING CORRECTIVE MEASURES ARE REQUESTED: <br />• Using the property for used vehicle sales must be terminated within 14 days from the receipt <br />of this letter <br />• Vehicles not registered to a person residing at 15415 Saint Francis Blvd. NW, Rarnsey, MN <br />55303 must be removed from the property. <br />• If you wish to continue vehicle sales at said property you must fill out and subrnit to the City <br />of Ramsey the enclosed Inteiirn Use Permit by October 5, 2009. <br />• Vehicles that will continue to be stored on the property must meet surfacing requirements <br />under 9.11.08 and 9.11.09 which have been enclosed for your review. <br />Please correct the above noted violations on or before October 5; 2009, or contact me by the date <br />listed t0 anange a reasonable schedule to coinply with City Codes. <br />September 21, 2009 <br />
