REVISIONS TO ZONING PLAN <br />Anoka City boundaries are incorrect on Sheet 2. These have been <br />revised. <br />All parcels that have structures which would fall within the <br />standard Zone A configuration should be included in Zone A. One <br />parcel in the north approach is affected. <br />The outermost boundaries of the B zone should be revised to follow <br />property lines whenever practical to avoid confusion over lot <br />subdivision and restrictions. <br />• <br />2. REVISIONS TO ZONING ORDINANCE <br />The draft ordinance exempts the existing commercial plat.from all <br />use restrictions in the south approach. The City may wish to <br />consider exempting only the existing parcels with structures and <br />prohibiting future uses as defined in Section VB-3e from <br />developing on currently undeveloped commercial lots.. <br />3. OTHER CONSIDERATIONS <br />The City may wish to consider what their position is regarding <br />residential parcels in Zone B which cannot sub -divide at the time <br />sewer and water may be installed. They may further wish to <br />consider issuing a separate policy statement addressing the above. <br />1 <br />9-24 <br />
