Correlation: The various value indications <br />shall be correlated into a "Final Conclusion of <br />Value." The purpose of correlation is to lead the <br />reader through the appraiser's thought processes to <br />a logical value conclusion. <br />b. Breakdown of acquisition: The final conclu- <br />sion of value will be broken down into the various <br />elements contributing to total property value. <br />4. Page 4—Market Data: In the presentation <br />of market evidence in this abbreviated form, the ap- <br />praiser and reviewer are reminded that all general <br />concepts and provisions relating to good appraisal <br />practices and factual reporting and confirmation of <br />evidence are applicable and in force. <br />For ease of use by the appraiser, appraisal re- <br />viewer and negotiator, the market data sheets <br />developed for this form are designed to conform <br />closely with the sheet to be used in reporting the <br />factual description of the subject property. The <br />items of comparison emphasize the buyers and sell- <br />ers approach to transactions for transfer of resi- <br />dential properties and unimproved sites. Overall <br />utility, degree of site development, visual appeal, <br />salability, livability and functionality are stressed <br />(rather than cost, overall size of site or building, <br />purely physical aspects, etc.) . <br />9'4 <br />The market must be closely analyzed for these <br />items of comparison, and sales evidence requiring <br />minimum adjustments, if any, re lied upon for value <br />conclusions. Where applicable, each block of this <br />form must be considered carefully and checked. <br />Special items considered by the appraiser to bear <br />upon the value conclusion, anc, for which blocks <br />have not been included, must be reported under <br />remarks or on the sketch (water ((frontage, trackage, <br />soils classification, timber, etc.) . <br />a. Plot plan sketch: As a minhnum requirement, <br />the sketch must show clearly: <br />(1) The direction of North by an "arrow." <br />(2) Access to site and improvements. <br />(3) Site dimensions, area and shape. <br />(4) Location of improvement; on the site. <br />(5) Dimensions and area of all improvements <br />contributing to value. <br />(6) Inention and area of alleys and easements. <br />(7) Position from which photDs are taken. <br />b. Photographs: Photographs of the site and im- <br />provements must be included and identified and <br />will be securely fastened along one edge over the <br />Plot Plan Sketch in such manner as to allow the pic- <br />ture to be lifted to reveal the sketch. <br />5. A sales map will be included in each appraisal, <br />following the last Market Data sheet. <br />
