' <br />8.2.2 Land Use <br />The present airport is lying within an industrial <br />zoning classification. Of the approximately 225 <br />acres proposed either to be acquired by easement <br />or fee title, about 108 of the acquisition is <br />' <br />residential property. With the exception of <br />residential development to the north of the <br />proposed facilities, all adjacent property are <br />' <br />compatible uses. The sanitary landfill located <br />northeast of the proposed site is not a bird <br />attractor and therefore does not pose a land use <br />' <br />or safety compatibility problem. <br />8.2.3. Socio- Economic <br />' <br />The social impacts are assumed to occur primarily <br />in the acquisition of residential property. All <br />' <br />landowners in the acquisition area were invited to <br />attend an Airport's Commission meeting so that the <br />preliminary plan and property acquisition practices <br />could be explained to the landowners. A copy of <br />' <br />the minutes of this special meeting can be found in <br />Appendix A. <br />Acquisition and termination of the McGregor's <br />Restaurant and Tom Thumb store will affect a change <br />to the social contact at these facilities enjoyed <br />' by many local and intransit visitors to the area. <br />Other restaurants and fast service stores are <br />located near by. All structures in the clear zone <br />will be acquired. <br />' Acquisition of resident /business properties will be <br />in accordance with Federal and State Guideline for <br />Acquisition and with fair market values based on <br />these guidelines. <br />Property value of the properties adjacent to the <br />project may be indirectly affected by the project. <br />However, factors such as inflation, housing market <br />interest rates and desireability of the property <br />' may have a greater effect than the airport project. <br />The residential /commercial properties in Zone B <br />will be affected by airport zoning restrictions and <br />may cause economic hardship on the properties <br />depending on the intended use and its conflict with <br />the zoning restrictions. <br />M <br />1 <br />
