'- <br /> <br />Range from 18-20 feet as <br />measured from front porch <br />(Driveway lengths range from 24 <br />to 26 feet in length) <br />30 feet <br /> <br />10 feet <br /> <br />As part of the City Council's approval of the preliminary site plan on February 25, 2003, the <br />Council allowed no more than 3 cottage units to have a length less of 25 feet. In reviewing the <br />final site plan, staff has been unable to determine if this condition is being met. It appears that <br />more than three units, particularly the eastern cottages have a driveway less than 25 feet. Please <br />provide the City an exhibit showing the driveway lengths for all of the cottages. <br /> <br />Structure Height:. City Code restricts the building height to 35 feet. The plans show that <br />the height of the structures will be about 28 feet in height. The units meet the requirement of <br />the ordinance. <br /> <br />Off-Street Parldng Requirements: The off-street parking requirements only apply to the 36 <br />cottages. Under code, a minimum of 72 off-street parking stalls (2 parking stalls per unit). <br />All of the proposed townhouse units will have a two stall garage. The parking provided by <br />the garages will meet the code requirement. <br /> <br />9. Grading and Drainage: A detailed grading and drainage plan has been addressed as part of <br /> the plat review for Village of Sunfish Lake. <br /> <br />10. <br /> <br />Landscaping. The landscaping component of this development consists of two parts. The <br />first is the portion of the development that will consist of a total of seventy-nine (79) single <br />family homes. Per City Code, each lot should include both a coniferous and deciduous tree, <br />which results in a minimum of 158 trees being planted. The most recent landscaping plan, <br />dated March 24, 2003, indicates that seventy-nine (79) conifers and eighty (80) deciduous <br />trees will be installed. <br /> <br />While the planting schedule indicates a pool of species will be used, an effort should be made <br />to ensure a healthy mix of species as opposed to a monoculture planting along any of the <br />streets. Also, although the minimum number of trees to be planted is being satisfied, there is <br />one lot (Lot 14, Block 1) that does not show any trees being planted.
