The Permittee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br /> a. Installation of bituminous driveways, driveway collectors (private streets), parking nodes <br /> and maneuvering areas. <br /> b. Installation of continuous, surmountable concrete curbing and gutter around the perimeter <br /> of all bituminous surfaces, except residential driveways and trails. <br /> c. Establishment of turf in areas disturbed during construction and in accordance With the <br /> Site Plan. <br /> d. Landscaping in accordance with the Landscape Plan prepared by Loucks McLagan, dated <br /> March 24, 2003. <br /> e. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and <br /> installed accordingly. <br /> f. Irrigation rain sensors shall be installed and appropriately placed throughout the <br /> development. <br />("Required Improvements). <br /> <br />INSPECTIONS. The City shall be responsible for conducting inspections during <br />construction of the Required Improvements and the Permittee shall be responsible for the <br />cost of said inspections. The actual cost of the inspections will be charged to the escrow <br />account established at the City for the platting of Village of Sunfish Lake. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items <br />on the Site shall be as directed by the City's Fire Chief. The Permittee herein agrees to post <br />"no parking" along private streets in accordance with the instructions of the Fire Chief/Public <br />Works Director. <br /> <br />LIGHTING. Any lighting installed on the Site is subject to prior approval by the City <br />Engineer. <br /> <br />BUILDING FACADE. The Permittee agrees to construct the StrUctures of-maintenance- <br />free siding, brick accents, and asphalt shingles in accordance with the Building Elevations <br />prepared by McDonald Building Corporation. <br /> <br />10. <br /> <br />MAILBOX STANDARDS. A uniform cluster mailbox plan will be required if the <br />mailboxes are located on Quicksilver St. The design and location of the mailboxes are <br />subject to the approval of the Public Works Director. <br /> <br />II. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT. No building permits for the Site will be <br />issued until the Permittee has: a) signed this Development Permit; b) all financial obligations <br />related to this permit have been fulfilled; c) the final plat of Village of Sunfish Lake has been <br />recorded at Anoka County; d) a permit from the Lower Rum River Watershed Management <br />has been obtained and e) reasonable vehicle access to the lots are provided <br /> <br />12. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements for the <br />first phase of the development as shown on the final plat of Village of Sunfish Lake shall be <br /> <br />Village of Sunfish Lake Development Permit <br /> Page 2 of 5 <br /> <br />-195- <br /> <br /> <br />
