The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: a. Installation of bituminous driveways, driveway collectors (private streets), parking nodes and maneuvering areas. b. Installation of continuous, surmountable concrete curbing and gutter around the perimeter of all bituminous surfaces, except residential driveways and trails. c. Establishment of turf in areas disturbed during construction and in accordance With the Site Plan. d. Landscaping in accordance with the Landscape Plan prepared by Loucks McLagan, dated March 24, 2003. e. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and installed accordingly. f. Irrigation rain sensors shall be installed and appropriately placed throughout the development. ("Required Improvements). INSPECTIONS. The City shall be responsible for conducting inspections during construction of the Required Improvements and the Permittee shall be responsible for the cost of said inspections. The actual cost of the inspections will be charged to the escrow account established at the City for the platting of Village of Sunfish Lake. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. The Permittee herein agrees to post "no parking" along private streets in accordance with the instructions of the Fire Chief/Public Works Director. LIGHTING. Any lighting installed on the Site is subject to prior approval by the City Engineer. BUILDING FACADE. The Permittee agrees to construct the StrUctures of-maintenance- free siding, brick accents, and asphalt shingles in accordance with the Building Elevations prepared by McDonald Building Corporation. 10. MAILBOX STANDARDS. A uniform cluster mailbox plan will be required if the mailboxes are located on Quicksilver St. The design and location of the mailboxes are subject to the approval of the Public Works Director. II. REQUIREMENTS FOR BUILDING PERMIT. No building permits for the Site will be issued until the Permittee has: a) signed this Development Permit; b) all financial obligations related to this permit have been fulfilled; c) the final plat of Village of Sunfish Lake has been recorded at Anoka County; d) a permit from the Lower Rum River Watershed Management has been obtained and e) reasonable vehicle access to the lots are provided 12. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements for the first phase of the development as shown on the final plat of Village of Sunfish Lake shall be Village of Sunfish Lake Development Permit Page 2 of 5 -195-
