Task 5 - Meet with Staff and Park Commission to Review Concept Master Plans <br /> <br />Present concept plans to staff and the Park Commission in a workshop style meeting. Provide <br />measurable criteria for evaluating the strengths and weaknesses of the plan alternatives. Provide <br />rough cost estimate comparison between plans. Facilitate the process to generate consensus on a <br />preferred concept design direction for the park. <br /> <br />Task 6 - Develop the Park Master Plan <br /> <br />Develop a detailed graphic master plan based on the preferred concept design direction. Plan to <br />include all proposed park improvements 'clearly drawn to scale and depicting general grading, <br />play areas, trails, native trees, shrubs, and grasses, lighting, shelters, water recreation, <br />piers/boardwalks, signage, and any other design elements that evolve through the planning <br />process. <br /> <br />Generate a preliminary cost estimate for all proposed improvements. <br /> <br />Present the detailed master plan with related costs to staff and the Park Commission for review <br />and approval. Incorporate any final staff or Cornmission comments into the final park master <br />plan. <br /> <br />Present master plan to City Council for additional work direction. <br /> <br />Task 7 - Document the Planning Results <br /> <br />Compile the Master Plan drawings including the Site Analysis, Service Area Analysis, Concept <br />Plans, and Park Master Plan drawings into a reduced color report of either 8 ½" x 11" or 11" x <br />17" format and submit 20 copies to City staff. <br /> <br />Task 8 - Develop Plans and Specifications <br /> <br />It is the intention of the City to immediately begin the implementation of the proposed park <br />improvements. The consultant is to develop construction documents (Plans and Specifications) <br />for the implementation of the park improvements. The consultant will be re~tuired to develop-and <br />coordinate the following: <br /> · Generate Demolition Plans, Layout and Lighting Plans, Grading Plans, and Site <br /> Details <br /> · Generate General Conditions, Special Conditions, Technical Specifications <br /> · Coordinate the General and Special Condition requirements with City standards <br /> · Coordinate the Advertisement for Bids <br /> · Coordinate printing and distribution of bidding documents <br /> · Respond to Contractor questions during the bidding period <br /> · Develop and distribute any required addenda <br /> · Attend bid opening at City Hall <br /> · Tabulate bids, review Contractor references, and recommend a qualified bidder <br /> <br />(Construction Administration and Observation services will not be considered part of the scope of <br />this project, and may be negotiated at a later date.) <br /> <br />-233- <br /> <br /> <br />
