It is staff's opinion that since the accessory structures are existing on the <br />subject property, language could be drafted in the Development Agreement permitting the <br />accessory structures to be maintained on the property prior to the establishment of a principal <br />dwelling with the following conditions: 1) total amount of detached and attached accessory <br />structure square footage complies with City Code 2) the accessory structures maintain applicable <br />setbacks 3) a principal dwelling is constructed within 6 months to 1 year of the date the final plat <br />is recorded at Anoka County 4) the accessory structures shall not be utilized until a principal <br />dwelling has been constructed on the property. <br /> <br />Park Dedication: The City's 2003 park dedication fee is $1,800 per lot (existing homesteads are <br />exempt). The City has the option for land, cash or a combination of cash and land. The sketch <br /> will be forwarded to the April Park and Recreation Commission meeting for a <br />recommendation on how park dedication should be satisfied. Park dedication fees must be paid <br />prior to the City releasing the mylars for recording. <br /> <br />Trail Fee: The City's 2003 trail development fee is $475 per lot (existing homesteads are <br />exempt). Trail fees must be paid prior to the City releasing the mylars for recording. <br /> <br />Stormwater Management Fee: The City has enacted a Stormwater Management Fee at a rate <br />of $375.00 per lot for the year 2003. This fee must be paid for newly created lots prior to the City <br />releasing the mylars for final plat for recording. <br /> <br />The Ramsey Planning Commission will be meeting at 7:00 pM on Thursday, April 3, 2003, at <br />the Ramsey Fire Station #2 located at 15050 Armstrong Boulevard, to consider your request for <br />sketch plan approval. It is important that you, or your representative, be present to answer any <br />questions that may arise.
