CASE #: m QUEST FOR m;WSED CASE OF OAKWOOD LAND DEVELOPMENT By: Sylvia Frolik, Community Development Director Background: On July 23, 2002, City Council granted final plat approval .to the first phase of Stmflower Ridge. The developer is requesting a minor revision to the approved final plat. The property is generally located north of Alpine Drive and west of T.H. #47. The following items are enclosed for your review: a) b) c) d) e) Site location map Final plat approved July 23, 2002 Proposed revised final plat Revised development agreement Proposed resolution for revised final plat approval Notification: State statute does not require notification of applications for final plat approval. Observations: The approved preliminary plat for Sunflower Ridge consisted of 126 townhome units. Last July, the City Council granted final plat approval to the first phase of the development, 59 units. Recently, the developer expressed a desire to revise the final plat to reduce the number of units in the first phase from 59 to 46. The reduced final plat conforms to the approved preliminary plat. All streets are proposed to be constructed with the first phase. The final plat will also encumber all common open spaces, including the wetlands, with drainage and utility easements. The developer has submitted modified final construction plans per comments contained in the City Staff Review Letter dated July 19, 2002. Revised final plat approval would still be contingent upon meeting all of the modifications requested in the July 19, 2002 letter. Park dedication will consist of a cash payment. Recommendation: City Staff recommends approval of the revised final plat for Sunflower Ridge. -263-
