CASE #: <br /> <br />m QUEST FOR m;WSED <br /> CASE OF OAKWOOD LAND DEVELOPMENT <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />On July 23, 2002, City Council granted final plat approval .to the first phase of Stmflower Ridge. <br />The developer is requesting a minor revision to the approved final plat. The property is <br />generally located north of Alpine Drive and west of T.H. #47. The following items are enclosed <br />for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Final plat approved July 23, 2002 <br />Proposed revised final plat <br />Revised development agreement <br />Proposed resolution for revised final plat approval <br /> <br />Notification: <br /> <br />State statute does not require notification of applications for final plat approval. <br /> <br />Observations: <br /> <br />The approved preliminary plat for Sunflower Ridge consisted of 126 townhome units. Last July, <br />the City Council granted final plat approval to the first phase of the development, 59 units. <br />Recently, the developer expressed a desire to revise the final plat to reduce the number of units in <br />the first phase from 59 to 46. The reduced final plat conforms to the approved preliminary plat. <br /> <br />All streets are proposed to be constructed with the first phase. The final plat will also encumber <br />all common open spaces, including the wetlands, with drainage and utility easements. <br /> <br />The developer has submitted modified final construction plans per comments contained in the <br />City Staff Review Letter dated July 19, 2002. Revised final plat approval would still be <br />contingent upon meeting all of the modifications requested in the July 19, 2002 letter. <br /> <br />Park dedication will consist of a cash payment. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the revised final plat for Sunflower Ridge. <br /> <br />-263- <br /> <br /> <br />
