-276- <br /> <br />that the flattest grade on this lot is 1% or greater (Lots 1-12, Block 2 and Lots 1-i3 Block 3, <br />will require certificates of grading); and (d) boulevard sod and landscape tree, or escrow for <br />same, have been provided. <br /> <br /> SECTION IV <br />PARK DEDICATION <br /> <br />18. Land and Cash Contribution. The Plat is located in the Oak Recreation District. Park <br /> dedication requirements shall be satisfied by a cash payment in the amount of One Hundred <br /> Thousand Three Hundred Dollars and no cents ($82,800.00) (46 lots x $1,800.00/unit). This <br /> payment shall be made to the City prior to the release of the Final Plat for recording. <br /> <br />19. <br /> <br />20. <br /> <br /> SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />21. <br /> <br />Trail Development And Fees. The City Council has enacted a trail development fee in the <br />amount of Four Hundred Dollars and no cents ($475.00) per unit. Therefore, a payment in the <br />amount of Twenty Three Thousand Six Hundred Dollars and no cents ($21,850.00) (46 lots x <br />$475/Iot) shall be paid to the CITY prior to releasing the Plat for recording. The <br />DEVELOPER shall also be responsible for constructing an eight (8) foot wide bituminous <br />trail parallel to Alpine Drive N.W. and shall provide the CITY with an easement for trail <br />purposes adjacent to the south property lines of Block 1 and Block 2 of the Plat to <br />accommodate said trail. The costs associated with this trail construction are not eligible as a <br />credit towards the Trail Development Fees and/or Park Dedication requirements due on the <br />Plat. <br /> <br />Sidewalk Construction. The DEVELOPER shall construct and pave, in accordance with <br />CITY standards, a five (5) foot wide concrete sidewalk with pedestrian ramps in locations <br />prescribed by the CITY, not to exceed 5% in grade, along the east side of Iodine Street N.W. <br />and Germanium Street N.W., and the south side of 154th Avenue N.W. The costs associated <br />with sidewalk construct/on are not eligible as a credit towards the Trail Development Fees <br />and/or Park Dedication requirements due on the Plat. <br /> <br />Tree, Shrub and Sod Planting Plan. The addition of trees, shrubs and sod to the Plat shall <br />be in accordance with the approved Landscape Plan referenced in the Site Plan Development <br />Permit. The DEVELOPER is required to submit a Plan for CITY approval that identifies <br />existing tree growth within the Plat that will be protected during construction. The trees to <br />be protected must be identified on the grading plan, and the plan must require the installation <br />of 'tree save fences' prior to land clearing or grading.
