6. That the adjacent properties consist mostly of retail oriented uses. <br />7. That the Applicant will be required to provide and stripe forty-one (41) parking spaces plus <br />an additional striped parking space for every ten (10) vehicles displayed for sale. <br />8. That all motor vehicles awaiting repair shall be parked on a bituminous or concrete surface. <br />9. That any motor vehicle awaiting repairs that will be on the Subject Property for more than <br />one (1) day shall be parked indoors or in the designated area identified in Exhibit 1 (the <br />"Designated Storage Area"). <br />10. That the Designated Storage Area identified in Exhibit 1 shall be improved with either <br />bituminous or concrete surfacing before being used for parking. <br />11. That the Applicant shall install screening that is 100% opaque and consists of wood, <br />masonry, or maintenance free material surrounding the Designated Storage Area. Chain link <br />fencing of any type for screening purposes is not permitted. <br />12. That any motor vehicle awaiting repair shall not be stored outside on the Subject Property for <br />more than fourteen (14) days unless a prior written request for an extension of up to thirty <br />(30) days is approved by the Zoning Administrator. Any extension beyond thirty (30) days <br />must be approved by the City Council. <br />13. That the issuance of a Conditional Use Permit does not permit for or allow any type of auto <br />salvage operation to be operated on the Subject Property. <br />14. That there shall be no outside storage of parts or cannibalized vehicles on the Subject <br />Property. <br />15. That the Applicant will be required to make certain modifications to the building to comply <br />with all applicable fire and building codes. <br />16. That the Applicant shall secure all necessary permits and licenses for the modifications, <br />improvements and business operation. <br />17. That any tenants on the Subject Property shall also be required to obtain and maintain all <br />required permits and licenses for motor vehicle repair or motor vehicle sales operations. <br />18. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br />19. That the proposed use will not substantially adversely impair the use, enjoyment, or market <br />value of any surrounding property. <br />20.
