6. That the tenant space on the Subject Property is 2,942 square feet, and that the <br />attached play area will be 2,000 square feet. <br />7. That the proposed daycare facility must be licensed through the MN Department of <br />Human Services.. <br />8. That the proposed daycare will be in the. style of a learning center with a focus on <br />Spanish language and culture instruction. <br />That the proposed hours of operation will be from 6:00 am to 6:00 pm. <br />10. That the ages of the children at the daycare center will range from three (3) to five {5) <br />years of age. <br />11. That the proposed conditional use wilUwill not result iii adverse effects on the public <br />health, safety and welfare of the residents of the City. <br />12. -That the proposed use wilUwill not adversely impact traffic in the area. <br />13. That the proposed use wilUwill not be dangerous or detrimental to persons residing or <br />working in the vicinity of the use or to the public welfaze. <br />14. That the proposed use wilUwill not substantially or adversely impair the use, <br />enjoyment or market value of surrounding properties. <br />15. That the proposed use wilUwill not be operated and maintained so as to be harmonious <br />and appropriate in appearance with the existing or intended character of the general <br />vicinity and such use wilUwill not change the essential character of the area. <br />16. That the' proposed use willlwill not create additional requirements at public cost for <br />public facilities and services. <br />17. That the proposed use willlwill not be detrimental to the economic welfaze of the <br />community. <br />18. That the proposed use wilUwill not be disturbing or hazazdous to existing or future <br />neighboring uses. <br />19: That the proposed use wilUwill not involve uses, activities, processes, materials and <br />equipment and conditions of operation that maybe detrimental to any persons, <br />property or the general welfare, by reason of excessive production of traffic, noise, <br />smoke or glaze. ' <br />20. That the proposed use wilUwill not be in accordance with the objectives of the <br />Comprehensive Plan and the intent of Chapter 117 of the City Code.
