<br />6. That the tenant space on the Subject Property is 2,942 square feet, and that the <br />attached play area will be 2,000 square feet. <br /> <br />7. That the proposed daycare facility must be licensed through the MN Department of <br />Human Services. <br /> <br />8. That the proposed daycare will be in the style of a learning center with a focus on <br />Spanish language and culture instruction. <br /> <br />9. That the proposed hours of operation will be from 6:00 am to 6:00 pm. <br /> <br />10. That the ages of the children at the daycare center will range from three (3) to five <br />(5) years of age. <br /> <br />11. That the proposed conditional use will not result in adverse effects on the public <br />health, safety and welfare of the residents of the City. <br /> <br />12. That the proposed use will not adversely impact traffic in the area. <br /> <br />13. That the proposed use will not be dangerous or detrimental to persons residing or <br />working in the vicinity of the use or to the public welfare. <br /> <br />14. That the proposed use will not substantially or adversely impair the use, enjoyment <br />or market value of surrounding properties. <br /> <br />15. That the proposed use will be operated and maintained so as to be harmonious and <br />appropriate in appearance with the existing or intended character of the general <br />vicinity and such use will not change the essential character ofthe area. <br /> <br />16. That the proposed use will not create additional requirements at public cost for <br />public facilities and services. <br /> <br />17. That the proposed use will not be detrimental to the economic welfare of the <br />community. <br /> <br />18. That the proposed use will not be disturbing or hazardous to existing or future <br />neighboring uses. <br /> <br />19. That the proposed use will not involve uses, activities, processes, materials and <br />equipment and conditions of operation that may be detrimental to any persons, <br />property or the general welfare, by reason of excessive production of traffic, noise, <br />smoke or glare. <br /> <br />20. That the proposed use will be in accordance with the objectives ofthe <br />Comprehensive Plan and the intent of Chapter 117 of the City Code.
