CASE # <br />POTENTIAL DRIVE-THRU RESTAURANT SITE <br />By: Darren Lazan, Development Manager <br />BACKGROUND: <br />The subject site is located adjacent to the Coborn's fuel station site, and is limited by the existing <br />well facility located within the site which limits potential uses on the site to either very small <br />users west of the well, or a use that could potentially surround the well site leaving access as an <br />issue for the city. <br />A proposed fast food project with a drive through could be an ideal use physically fitting on the <br />narrow lot and providing the best access to the well facility. Attached is a marketing package <br />prepared and presented to McDonalds for their consideration. This package includes a site plan, <br />prepared to McDonalds specifications, that allows for the protection of, and access to the well <br />facility. The project would include appropriate easements and access rights granted to the City. <br />Currently, the design guidelines for the project allow drive -through as a conditional use, but the <br />guidelines for the TC2 district also require the building to front Sunwood, which the current plan <br />does not contemplate. If a curb cut to Sunwood Drive was allowed, the building could be pushed <br />closer to the street. There are several revisions to the drive connections that would be required <br />based on that configuration. <br />DEVELOPMENT TEAM RECOMMENDATION: <br />The Development Team recommends the HRA consider the appropriateness of a fast food user <br />on the proposed site.
