18. That the request is unique to the Subject Property and is not caused by the Applicant. The <br />proposed use requires a unique traffic configuration to service patients especially those who <br />are ill or disabled. <br />19. That the Variance, if granted, will not alter the essential character of the area. <br />20. That if granted, the variance will not permit a use that is prohibited in the Town Center TC-3 <br />Sub-district. <br />21. That if granted, the variance will not impair an adequate supply of light and air to adjacent <br />property. <br />22. That if granted, the variance will not endanger the public safety. <br />23. That if granted, the variance will not unreasonably diminish property values in the <br />neighborhood. <br />24. That if granted, the variance will not violate the intent of the Comprehensive Plan or the <br />Town Center Guidelines. <br />25.
