Phil Rolf, 4869 142°d Lane NW. Mr. Rolf would like to know how many units would be able to <br />go on the property. <br />Associate Planner Gledhill stated it was premature to give a.number and the City is waiting for <br />the site plan appiication. It would depend on factors such as impervious surface, overXay district, <br />and determination of buildable area. <br />Community Development Director stated the maximum density for R-3 Residential;is 15 units <br />per acre. <br />Mr. Rolf stated the park has a. nice wooded back drop, and soccer field. The neighbors would <br />like to have a view of the woods and not of a high rise, and there is only one traffic Might to get <br />out of the neighborhood. <br />Commissioner Hunt stated that if it is senior housing with half of it being for those wth.memory <br />caze needs, the traffic will be reduced substantially. <br />Community Development Director verified that the applicant proposes assisted diving and <br />memory care and they need hardly any parking: The amount of parking they would need is <br />m;n;mai and would be for visitors and staff. . <br />Associate Planner Gledhill stated many of the trees will be preserved simply by the setback to the <br />ordinary high water mark and there is no development on the east side of the bluff. 'The City's <br />intent is to protect the natural resources as much as possible. <br />Eric George, 14214 Waco Street NW. Mr. George was concerned of where the parking lot <br />would be and Assistant City Engineer Tim Himmer stated that the only access would be onto <br />Xkimo Street. <br />Mr. George's other concerns were to preserve the unique space, wetlands, and river bluff. <br />There will be a site plan review; however it does not require a public hearing. Associate Planner <br />Gledhill stated there would be a land use sign on the property with a phone number residents can <br />call to have their questions answered. Citizens can sign up on the city website :for. agenda <br />notification. He added that this might be a time for a collaborative effort for the neighbors and <br />developer to sit down together to discuss the site plan. j <br />Commissioner Van Scoy stated the type of development being considered is gruch more <br />favorable to the neighborhood than what could be there under the current zoning. <br />Mr. George reiterated the importance of preserving the wetlands and natural resiurces, and <br />adequate density transition between the properties. <br />Associate Planner Gledhill stated this development will fall under the wetland buffe{~ ordinance <br />that is in place today. <br />Planning Commission/April2, 2009 <br />Page 10 of 13 <br />
