If existing vegetation is to be used, in part or entirely to satisfy <br />the density transitioning requirement, than a tree inventory must be completed to <br />determine if existing vegetation is acceptable. . <br />A revised plan should be submitted that identifies the transition zone shows the additional <br />plantings (and planting schedule) and/or the existing trees that are to be used for the <br />density transitioning. Additionally, it is recommended that this area be encumbered with <br />a landscape easement. <br />Park Dedication Fee: Park Dedication Fee requirements are proposed to be satisfied <br />upon completion of the Purchase Agreement with the City of Ramsey. <br />Trail Development Fee: Trail Development Fee requirements were not part of the <br />executed purchase agreement. Therefore, Trail Development Fees will be collected as <br />part of the minor plat of RIVERS BEND BLUFFS. <br />Sewer and Water Trunk Fee: Sewer and Water Trunk Fee requirements are proposed to <br />be satisfied upon completion of the Purchase Agreement with the City of Ramsey. SAC <br />and WAC charges will be calculated and collected at the time of application for a <br />building permit. <br />Stormwater Management Fee: Stormwater Management Fee requirements are proposed <br />to be satisfied upon completion of the Purchase Agreement with the City of Ramsey. A <br />quarterly storm sewer charge based on a Residential Equivalent Unit (REU) will be <br />required and calculated at the time of permit. <br />Signs: All signs require a separate permit from the City of Ramsey. <br />The Planning Commission will meet at 7:00 on August 5th, 2010 at the Ramsey <br />Municipal Center at 7550 Sunwood Drive, to consider your request for site plan approval. <br />It is suggested that you, or your representative, be present at the meeting to answer any <br />questions that may arise.
