22. That it does not appear that the proposed sign will interfere with the ability of drivers or pedestrians <br />to see any street or highway sign, any traffic sign or signal, or any crossroad or crosswalk nor does it <br />appear that the sign will distract drivers or offer any confusion to any street or highway, sign, or any <br />traffic sign or signal. <br />23. That the Applicant has stated the additional sign would be beneficial for directional purposes due to <br />the change in traffic patterns caused by the upgrades to Ramsey Boulevard. <br />24. That the upgrades on Ramsey Boulevard to accommodate a whistle -free zone created a right -in, <br />right -out scenario for accessing Burger King from Ramsey Boulevard. <br />25. That since the upgrades were completed, there have been illegal u -turns across the railroad tracks on <br />Ramsey Boulevard. <br />26. That the Applicant has a signed contract with Pine Ridge Pet Care authorizing the use of space on <br />the existing ground sign subject to the Applicant obtaining approval and all necessary permits from <br />the City. <br />27. That the City has, in the past, approved requests to exceed sign size restrictions allowed by City <br />Code. <br />28. That the proposal will not grant the Applicant special privileges that are denied to other properties in <br />the commercial area. <br />29. That the proposal will be designed so as to be harmonious and appropriate in appearance with the <br />existing or intended character of the vicinity and will not change the essential character of the area. <br />30. That the proposal will not adversely impact traffic in the area. <br />31. That the proposed increase in sign surface area and height will not be unduly dangerous or otherwise <br />detrimental to persons residing or working in the vicinity of the use or to the public welfare. <br />32. That the proposal will not substantially impair the use, enjoyment, or market value of any of the <br />surrounding properties. <br />33. That the proposal will not be hazardous or disturbing to existing or future neighboring uses. <br />34. That the proposal will not create excessive additional requirements at public cost for public facilities <br />and services, and it will not be detrimental to the economic welfare of the community. <br />35. That the proposal will not involve activities and uses that will be detrimental to any persons, <br />property, or the general welfare by reason of excessive production of glare. <br />RESOLUTION #10 -08 - <br />Page 3 of 4 <br />
