Box 238 <br />Champlin, MN 55316 <br /> <br />Re: Site Plan Review: Alpine Acres 2nd Addition <br /> <br />Dear Tim: <br /> <br />We are in receipt of your site plan to develop a townhome subdivision in the City of Ramsey. <br />The site plan consists of a Cover Sheet, a Natural Features Plan, Site Utility Plan, Grading and <br />Erosion Control Plan (2 sheets), and a Landscape Plan all dated May 23, 2003 and prepared by <br />Hakanson Anderson. We are also in receipt of architectural renderings prepared by John Bradly. <br />We offer the following comments: <br /> <br />General: The subject property is approximately 1.36 acres in size and is generally located at the <br />intersection of Alpine Drive and S~infish Lake Blvd. The site plan is proposing to develop a total <br />of 6 townhome units. <br /> <br />Zoning:. The subject property is zoned R-1 Single Family Residential. The City has received a <br />Comprehensive Plan Amendment and Rezoning request to change the subject property's <br />designatioa in the Comprehensive Plan to medium density residential an.d rezone the property to <br />R-2 Medium Density Residential in order for the outlot to be developed with townhomes. <br /> <br />Density: ' The subject property is limited to a maximum net density of seven (7) units per acre. <br />The subject property is approximately 1.36 net acres (exclusive of wetlands and major road right- <br />of-way), which results in a net density of 4.4 units per acre. The proposed development complies <br />witlx City Code. <br /> <br />Streets: The townhome units will be serviced by a private street that provides access to a public <br />street located in the proposed Alpine Acres townhouse subdivision to the north. <br /> <br />The table below indicates City Code requirements roi' private street lengths: <br /> <br />-307- <br /> <br /> <br />
