full. tt is proposed to install environmental sump manholes at the culvert,
junctions.

The Lower Rum River Watershed Management Organization will require storm
water runoff from the subdivision and other contributing areas to 'be pre-treated
prior to discharging to the adjacent wetland and eventually to the Rum River. To
achieve the water quality goals for the contributing area, storm Water will be
routed to a proposed detention basin to be located on the rear of one lot south of
152nd Ave.

In addition, to. pick up the drainage from the Brandseth Subdivision to the north, it
is proposed to install a 12" storm sewer and catch basin north of 152nd Ave. as
shown on EXHIBIT A.

A large portion of the storm runoff from the adjacent "Helium Street Extension
Project, C.O.R. Project No. 02-20" is proposed to be discharged to the new
detention basin being built in this project. The storm drain culverts and detention
basin volume were increased in size to handle this additional runoff. Therefore, it
is proposed that 50% of the cost of the storm drainage and easements between
the detention basin and the Helium St. project be allocated to be used in
negotiations for right-of-way across those benefited properties. .

See "EXHIBIT A" for detailed description of the proposed street and storm
drainage improvements~

B. Water System.

The proposed water system improvements will provide a minimum 8" water main
with an 8" stub out in the western end of 152nd Ave. to allow the inter-connection
to the water system provided in the other two project areas discussed earlier. All
mains will be DIP. Fire hydrant spacing will be approximately 300 to 400 feet.
One-inch service connections will be provided for all existing developed lots.
Where the adjoinin9 property is undeveloped, one-inch services will be provided
at 85 foot intervals.

See "EXHIBIT B" for detailed description of the proposed water system
improvements. ..

C. Sanitary Sewer System

All proposed sanitary sewer lines will be 8" PVC pipe with manhole spacing at
400-feet maximum. The depth of the' sanitary sewers will be between-10 to 12
feet except where more depth is required to connect to existing sewers or where
the deeper lines would be more cost effective.

i
I
I
I
!
!
I
!
I

Page 5
~'~88-- G:\Muni¢ipaI~AFLAMS E'r'\633\RA633F S R.doc
