The TC-1 sub -district sets a maximum parking space standard of 4 per 1,000 square feet of <br />building for medical clinics and offices; which equates to 174 spaces in this case. The site plan <br />proposes 149 parking spaces: 138 off-street and 11 on -street. Twenty-five of the off-street <br />spaces would be obsorbed by a future structured parking facility planned on the proposed COR <br />Master Plan. As noted previously, areas of future shared parking shall be encumbered by a <br />separate, recordable shared -access easement. <br />Landscape and Civil Engineering plans are generally acceptable with changes outlined in the <br />Staff Review Letter. <br />Funding: <br />All costs associated with reviewing the application are the responsibility of the Applicant. <br />Recommendation: <br />City Staff recommends that the Planning Commission forward the minor subdivision sketch plan <br />and the preliminary site plan to City Council for approval, contingent upon the City Staff Review <br />Letter dated September 9, 2010. <br />Commission Action: <br />Motion to recommend that City Council approve the minor subdivision and the preliminary site <br />plan contingent upon compliance with the City Staff Review Letter dated September 9, 2010. <br />Review Checklist: <br />Planning Manager <br />City Engineer <br />Environmental Coordinator <br />PC: 09/16/2010 <br />Attachments: <br />a.
