We are also in receipt of the Preliminary <br />Site Plan submittal consisting of thirteen (13) sheets dated August 13, 2010, prepared by BDH & Young <br />Space Design and Bolton & Menk, Inc. The sheets are identified as follows: Sheets T061, A200, A301, <br />A300, Cl, C2, C3, C4, C5, C6, C7, C8, and L1 (Brodsho Consulting). We offer the following comments <br />regarding your site plan and plat submittal: <br />Planning and Zoning <br />Reviewer: Tim Gladhill, Associate Planner <br />taladhilaci.ramsey.mn. us <br />763 -576 -4308 <br />General: The development proposal consists of a two story medical building for up to two users. The <br />facility will be located on a portion of Outlot AA in the Ramsey Town Center Addition. The site will be <br />located on the north east corner of Civic Center Drive NW and Sapphire St NW. <br />Final Plat: The City has received proposed final plat for Ramsey Town Center 12 Addition consisting <br />of one (1) sheet. The development will require a minor subdivision to create Lot 1 (2.35 acres), Outlot A <br />(2.89 acres) and Outlot B (4.18 acres). A medical building is being proposed on Lot 1. The remaining <br />outlots will be reserved for future development. Drainage and utility easements must be dedicated along <br />the right -of -way consistent with the proposed setbacks of the structure. Additional drainage and utility <br />easements are required over the proposed trunk utility extensions into the site, or an alternative design <br />should be investigated to place the proposed utilities within the proposed side lot easements already <br />contemplated on the plat. Separate easements are also required for the proposed sidewalk that will be <br />installed outside the right -of -way on private properly, and the applicant is responsible for the drafting and <br />recording of such documents. <br />Zoning: The site is zoned TC -1, a mixed -use core sub - district of The COR. This area is intended to <br />provide a mix of residential, retail, service, professional, community service, recreational and similar uses <br />on every block near, and within easy walking distance of the rail station. The proposed facility is a <br />permitted use in this District. <br />
