Miller, Planning Manager <br />Chris Anderson, Environmental Coordinator <br />Site Location Map <br />Site Plan <br />Proposed Findings of Fact <br />Proposed Ordinance <br />CASE # <br />Columbo Limited Partnership (Legacy Christian Academy) has applied for a zoning amendment to rezone property <br />generally located west of Armstrong Blvd, east of Puma St, south of Alpine Dr and north of the railroad tracks, to <br />Public /Quasi Public. The Applicant has also applied for a major plat and has submitted a request for site plan review <br />for a new Kindergarten through Gradel2 private school under a different application, which will be considered as <br />part of this overall project. <br />In accordance with State Statute, Staff attempted to notify residents within 700 feet of the zoning amendment. <br />The subject property (Lot 1) is 96.087 acres, 85.28 acres of which are proposed to be rezoned to Public /Quasi <br />Public and will also require a Comprehensive Plan Amendment. The property is currently vacant and the applicant <br />is proposing to develop a 225,000- 275,000 square foot K -12 private school. The property is currently zoned R -1, R- <br />2 and R -3 Residential and is located in the Metropolitan Urban Service Area. The City of Ramsey Comprehensive <br />Plan designates this area for low, medium and high- density residential development with a density of up to 15 units <br />per acre. <br />Information from the Site Plan and Preliminary Plat Review for Legacy Christian Academy, scheduled also for the <br />October 7 Planning Commission, is hereby incorporated as reference. <br />Motion to recommend that City Council adopt Resolution #10-10- to approve the request for a Zoning <br />Amendment from R -1, R -2 and R -3 Residential to Public /Quasi Public. <br />37 <br />
