REQUEST FOR SITE PLAN REVIEW OF CABINETRY CONCEPTS~ liNC <br />CASE OF ROBERT AxYD SANDRA PADDOCK <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />Robert and Sandra Paddock are proposing to construct a 10,976-square-foot cabinetry <br />manufacturing facility on the property generally located on Azurite Street at Hig&way 116 <br />and Sar21sh Lake Blvd. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan <br />Building elevations <br />Landscaping plan <br />City Staff review letter dated August 29, 2003 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The applicants are proposing to construct a cabinetry manufacturing facility on the property <br />generally located on Azurite St. at Hwy. 116 and Sunfish Lake Blvd. The subject property is <br />zoned E-1; cabinetry manufacturing facilities are a permitted use in this 'district. The lot in <br />question is approximately 1.4 acres. The proposed site plan meets the required front, rear, <br />and side yard setbacks. <br /> <br />Additional trees and shrubs will be required to fully meet City Code landscaping <br />requirements. The proposed addition appears to meet architectural standards for finish <br />materials. <br /> <br />The proposed grading plan is acceptable. A revised landscaping plan will be required, <br />showing additional plantings. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff <br />Review Letter dated August 29, 2003. <br /> <br />105 <br /> <br /> <br />
