N HOKANSON & RUSSELL OLSEN <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />Warren Hokanson and Russell Olsen are proposing to construct a 10,097-square-foot multi-tenant <br />of'rice building on the property generally located on Riverdale Dr. at Alpaca St. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan <br />Building elevations <br />Landscaping plan <br />City Staff review letter dated August 29, 2003 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing, however, notice of the site plan was sent to property owners <br />within 350 feet of the site, due to its adjacency to a residential area. <br /> <br />Observations: <br /> <br />The applicants are proposing to construct a 10-unit ofrice building on the comer of Alpaca St. and <br />Riverdale Dr. The subject property is zoned B-2; office buildings are a permitted use in this district. <br />The lot in question is approximately 1.5 acres. The proposed site plan meets the required front, rear, <br />and side yard setbacks. .. <br /> <br />Additional trees and shrubs will be required to fully meet City, Code landscaping requirements. The <br />proposed addition appears to meet architectural standards for finish materials. <br /> <br />The proposed grading plan is acceptable. A revised landscaping plan will be required. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff Review Letter <br />dated August 29, 2003. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council grant approval/denial of the proposed site plan for <br />construction of a multi-tenant office building contingent upon compliance with City Staff Review <br />Letter dated August 29, 2003. <br /> <br />Review Checklist: <br />Assistant Community Development Director <br />City Engineer <br />Community Development Assistant <br /> <br />PC: 09/04/2t11}3 <br /> <br />115 <br /> <br /> <br />
