We offer the following comments: <br /> <br />General: The site plan is proposing ro develop a multi-tenant off2ce building on Lot 1, Block 4, <br />Alpaca Estates. The site [s generally located on ~verdaIe Dr. ar Alpaca St. NW. <br /> <br />Zoning: The sire is currently zoned B-2 Business; office buildings are a permitted use in th/s zoning <br />disxrict. <br /> <br />Lot Coverage: The site plan is proposing a 10,097~square-foot of S~ce building on a 67,019-square-foot <br />lot, for a total lot coverage of approximately 15% (the max2rnum allowed under City Code is 35%). <br /> <br />Accessory Use: There are no accessory uses indicated on the submitted site plan. <br /> <br />Utilities: The facility will be served by on-site sewer and water facilities. <br /> <br />Setbacks: The building location meets the 35-thor front yard, 20-foot side yard, and 35-foot rear yard <br />setback requirements. City. Code requires a 20-foot green space area adjacent to all public roads, which <br />the proposed development appears to meet. The proposed development is a{acent to a residential area <br />to the south. In this situation, Ciw.. Code requires a 50-tbot buffeuard between the uses with a 30% <br />increase in plantings. The submitted site pian appears to meet this requirement in terms of dimension <br />but not number of plantings (see Landscaping). <br /> <br />Signs: A sign is indicated in the submitted site plan. For your information, signs must be approved <br />through a separate permit process.
