Riverview Office Suites - Site Plan <br />August 29, 2003 <br />Page 3 of 4 <br /> <br />Parking Lot Landscaping <br /> <br />There are tbrty-one (4 l) parking stalls indicated on the site plan. This results in the need for a <br />minimum of four (4) additional overstory trees to be planted within or adjacent to the parking area. <br />The p[anting area ~br these trees shall be a mimmum of 162 square feet The current plan does not <br />provide for any landscaping specific to the parking area. <br /> <br />Bufferyard Plantings <br /> <br />This site is adjacent to residentially zoned properties and thus, there are additional screening <br />requirements. A bu:~l%ward with a m/n/mum of width of fi~ (50) feet is required along the southern <br />property line. This should be planted with a minimum Of eight trees (30% of the overall required <br />plantings). <br /> <br />The current plan shows that ten (10) trees will be installed in this buffeuard. Two of the ten trees are <br />conifers. Staff recommends increasing the number of comferous trees planted in this area to provide <br />year-round screening bep;veen the two propenies. <br /> <br />This bufferyard area is in the same vic/n/ty as a detention pond and thus, trees suitable for both wet and <br />dry. soils should be used in this area. A few recommendations would be American Larch, Balsam Fir, <br />and White Spruce. The trees should be located around the perimeter of the detention pond. <br /> <br />Architectural Standards: CiW Code restricts building height to 35 feet and exterior wall finishes to <br />natural or prefabricated brick or stone'or pre-cast concrete panels or some other material approved by City <br />Council. The submitted building elevations appear to meet both requirements. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan appears to meet this requirement. <br /> <br />Off~Street Parking - Spaces Required: City Code requires one parking space per 300 square feet of <br />office floor space. The submitted site plan indicates 41 parking spaces (City. Code requires 34 spaces). <br /> <br />Lighting: Sheet L1 contains the landscape and lig&ting plan which proposes four 150-watt, bhgh* <br />pressure sodium wall pack lighting un/ts with down cast shields. Shop drawings ~br the wall pack. <br />lighting units should be submitted tbr 'review to ensure that they meet the City's commercial lighting <br />standards. <br /> <br />Drainage and Grading: The grading and drainage plan proposes to direct the parking lot runoff and <br />that of half rite building overland to two curb cuts which transmit the stormwater into a detention pond <br />located along the southern property line. This pond has been designed to hold back-to-back 100-year <br />storms without discharge. Aa emergency spillway has been provided from this pond into the roadside <br />ditch system tn case of a larger storm event. <br /> <br />123 <br /> <br /> <br />
