CASE # ~.~ <br /> <br /> REQUEST FOR SKETCH PL '32N REVIEW OF <br /> BASALT OFFICE ADDITION <br /> CASE OF BASALT PROPERTIES, LLP <br />By: Patrick Trudgeon, AICP, Assistant Community Development Director <br /> <br />Background: <br /> <br />Basalt Properties LLP has submitted a minor subdivision sketch plan as part of their <br />development to construct two industrial buildings on proper~y located on Basalt. St. N.W., <br />south of Highway 116. The sketch plan is proposing to plat three separate parcels that <br />:were platted as Gateway North into one lot in order to facilitate the development. The <br />subject property is 2.62 acres and is proposed to be zoned to Planned Unit Development <br />(PUD). The PUD will allow for two principal, buildings on the property and for a smaller <br />rear yard setback for one of the buildingsl <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch Plan <br />City Staff review letter dated August 29, 2003 <br /> <br />tNotificatio n: <br /> <br />Sketch plans are not subject to.a public hearing. <br /> <br />Observations: <br /> <br />As mentioned above, three lots contained in' the Gateway North subdivision are being <br />proposed to be platted into one lot. The new lot being created will be 2.62 acres which <br />exceeds the one-acre minimum lot size requirement and the 200-foot lot width <br />requirement. <br /> <br />The grading, drainage, and utility plans are being reviewed as part of the Basalt Properties <br />site plan. All drainage ponds shown on the site must be dedicated as drainage and utility <br />easements on the final plat. The existing drainage and utility easements along the shared <br />lots lines of Lots 2 and 3, Gateway North and Lots 3 and 4, Gateway North must be <br />vacmed at time of the final plat approval. <br /> <br />47 <br /> <br /> <br />
