We offer the fo[lowing comments: <br /> <br />General: The minor subdivision sketch plan is proposing to plat three separate parcels platted as <br />Gateway North into one lot in order to const~cr two industr/al buildings. Tie subject property is 2.62 <br />acres along Basalt. N.W. and is being proposed to be zoned as a Planned Unit Development (PUD). <br />The PUD will allow for two principal buildings on the propeiw and tbr a smaller rear yard setback Ibr <br />one of the buildings. <br /> <br />Zoning: The site is currently zoned E-I; office, storage and industrial activities are allowed in this <br />district. The applicant is proposing ~o rezone the subject propert7 in order to locate two buildings on <br />the proper~y and to have a reduced re~ yard setback on one of the buildings. <br /> <br />Lot Sizes and Dimensions: The new lot being created will be 2.62 acres which exceeds the one-acre <br />minimum lot size requirement and the 200-foot lot width requirement. <br /> <br />Streets: The site is located on the comer of Basalt St. and 141~t Ave. No additional right-of-way is <br />being dedicated as part of the plat. The eastern building will have fi:om 141~t Ave. The western <br />building will have access from Basalt St. Both buildings will have a shared access from Basalt St. tbr <br />truck maneuvering. Staff has raised concern regarding the width of this shared access in the site plan <br />review that will aeed to be addressed. <br /> <br />Utilities: The utility plan is being reviewed as part of the size plan submittal. <br /> <br />Drainage and Grading: Staff has reviewed the g-fading, drainage, and erosion control plan as parr of <br />the site plan review and have these additional comments regarding the drainage and g-fading plan: <br /> · All drainage ponds must be dedicated as drainage and utiliW., easements on the final plat. <br /> The existing drainage and atility easements along the shared lots lines of Lots 2 -and 3, Gateway <br /> North and Lots 3 and 4, Gateway North must be vacated as part of the final plat. <br /> <br />51 <br /> <br /> <br />
