Building <br /> <br />'Dear Mr. [-Iiclcman: <br /> <br />We are in receipt of a Site Plan and Garage Plan prepared by John Weicht and Associates <br />consisting of three (3) sheets, dated August 7 and $, 2003. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 1,800 square foot accessory, building for <br />storage. The site is located along U.S. Flighway #10 and ts adjacent to the Plants ,and ~azings <br />commercial operation. The parcel presently has a vacant 2ouse located on the property. You <br />have indicated to Staff that you plan to eventually use the house for offices tbr the Plants and <br />Things .business. Per direction by City, Staff, you will consolidate this lot with the Plants and <br />Thing [or to tt~e west into one tax parcel. <br /> <br />Zoning: The site is zoned B-2 Highway Business. Cky Code permits accessory commercial <br />buildings in ttxe B-2 District. <br /> <br />Lot Coverage: The property, where the accessory structure is proposed to be located is two acres. <br />City, Code restricts building coverage to 35°,/o. The proposed size of the accessory building is <br />1,800 square feet and has a tot coverage of 2.07%. if lot coverage is t'actored for ttie whole <br />Plants and Things commercial operation, the 11.85 acre ske will have a building coverage is' <br />signiilcuntly under tlxe 35% building coverage at 4.1%. <br /> <br />Accessory Use: Commercial or business buildings and structures lbra use accessory to the <br />principal use are permitted, but such use shall dot exceed 30% of the =o-ross floor space of the <br />principal use unless the City Council approves additional square footage to be used for accessory <br />structures. The phncipal building for Plants and Things is a conglomeration of different <br />structures that are all attached and is approximately 15,175 square feet. A total of 4,552 square <br />feet is allowed to be put in accessory, use. Plants and Things currently has 3,400 square feet in <br />accessory buildings. The addition of the proposed accessory building along with the existing <br />house and garage adds another 3,739 square feet of accessory uses, Therefore the total site, after <br />the combination of the lot, will have a total of 7,139 square feet as accessory uses. The City <br />Council will need to approve this overage. <br /> <br />77 <br /> <br /> <br />
