CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF RUM RIVER DENTAL CREATIONS <br />CASE OF WALT RICIC4aRT & WAYNE MILLER <br /> By: Amy ~'Geisler, Associate Planner <br /> <br />Background: <br /> <br />Walt Rickart & Wayne Miller are proposing to construct a 2,596-square-foot <br />office/laboratory building on the property generally located on Azurite Street between Hwy. <br />116 and Sunfish Lake Blvd. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c). <br />d) <br />¢) <br /> <br />Site location map <br />Site plan <br />Building elevations <br />Landscaping plan <br />City Staff review letter dated August 29, 2003 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The applicants are proposing to construct an office/laboratory building on the property <br />generally located on Azurite Street between Hwy. 116 and Sunfish Lake Bl~d. The subject <br />property is zoned E-l Employment. Office/laboratory buildings are a permitted use in this <br />district. The lot in question is-approximately 2.4 acres. The proposed site plan meets the <br />required front, rear, and side yard setbacks. <br /> <br />Additional trees and shrubs will be required to fully meet City Code landscaping <br />requirements. The proposed addition appears to meet architectural standards for finish <br />materials. The grading plan is acceptable, but a revised landscaping plan will be required. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff <br />Review Letter dated August 29, 2003. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council ~ant approval/denial of the proposed site plan <br />for construction of an office/laboratory building contingent upon compliance with City Staff <br />Review Letter dated August 29, 2003.
