The TC -1 sub - district sets a maximum parking space standard of 4 per 1,000 square feet of <br />building for medical clinics and offices; which equates to 174 spaces in this case. The site plan <br />proposes 149 parking spaces: 138 off - street and 11 on- street. Twenty -five of the off - street <br />spaces would be obsorbed by a future structured parking facility planned on the proposed COR <br />Master Plan. As noted previously, areas of future shared parking shall be encumbered by a <br />separate, recordable shared- access easement. <br />Landscape and Civil Engineering plans are generally acceptable with changes outlined in the <br />Staff Review Letter. The City has received revised plans based on previous review letters. Staff <br />will provide additional comments for Council's review at the meeting based on the revised plans. <br />Funding: <br />All costs associated with reviewing the application are the responsibility of the Applicant. <br />Recommendation: <br />The Planning Commission met on September 16 to review the preliminary site plan and <br />recommended City Council approve the site plan, contingent upon the City Staff Review Letter <br />dated September 9, 2010, which included revising the footprint of the proposed building in order <br />to meet setback requirements. <br />Council Action: <br />Motion to approve the final plat of RAMSEY TOWN CENTER 12 ADDITION —AND - <br />approve the final site plan contingent upon compliance with the City Staff Review Letter dated <br />October 20, 2010. <br />Review Checklist: <br />City Administrator <br />Planning Manager <br />City Engineer <br />Environmental Coordinator <br />CC: 10/26/2010 <br />Attachments: <br />a.
