We are also in receipt of the Final Site Plan submittal consisting of eight (8) sheets dated August 13, 2010, revised October 7, 2010 prepared by Bolton & Menk, Inc., four (4) sheets prepared by BDH & Young Space Design dated August 13, 2010, and one (1) sheet prepared by Brodsho Consulting dated August 16, 2010, revised October 19, 2010. The sheets are identified as follows: Sheets T001, A200, A301, A300, C1, C2, C3, C4, C5, C6, C7, C8, and L1. We offer the following comments regarding your site plan and plat submittal: Planning and Zoning Reviewer: Tim Gladhill, Associate Planner tgladhilaci.ramsev.mn. us 763 -576 -4308 General: The development proposal consists of a two story medical building for up to two users. The facility will be located on a portion of Outlot AA in the Ramsey Town Center Addition. The site will be located on the north east corner of Civic Center Drive NW and Sapphire St NW. Final Plat: The City has received proposed final plat for Ramsey Town Center 12 th Addition consisting of one (1) sheet. The development will require a minor subdivision to create Lot 1 (2.35 acres), Outlot A (2.89 acres) and Outlot B (4.18 acres). A medical building is being proposed on Lot 1. The remaining outlots will be reserved for future development. Drainage and utility easements must be dedicated along the right -of -way consistent with the proposed setbacks of the structure; specifically along Sapphire Street and Civic Center Drive. Additional drainage and utility easements are shown over all site utilities, but to clarify they are only required over the proposed trunk utility (sanitary sewer and watermain) extensions into the site that would serve an adjacent property; revisions should be made to address this matter. The site storm sewer does not need to be encumbered by easements as it will be the property owner's responsibility to own and maintain those. Easements for the proposed sidewalk that will be installed outside the right -of -way on private property have been submitted and are currently being reviewed by the City Attorney; it will be the applicant's responsibility to draft and recording the final documents. The City is in receipt of a proposed sidewalk and access easement September 22, 1010 prepared by Bolton and Menk. These documents are currently under review by the City Attorney as to legal form.
