The rezoning would allow the applicant to redevelop the property <br />into single family urban lots. <br /> <br />The fi)llowing items are enclosed' for your information: <br /> <br />1. Proposed Ordinance <br /> <br />Notification: <br /> <br />State Law requires that the City notify property owners within 350 feet of the subject <br />property of the public hearing.. Staff sent notices to property, owners within 350 feet of <br />the subject property. <br /> <br />Observation: <br /> <br />Oakwood Land Development is requesting that the City rezone appro:dmately 31.66 <br />acres fi~om R1-R Single Family Rural to R-1U Single Family Urban. The rezoning would <br />allow the property [o be'redevetoped into single family .tots. that will be serviced by <br />municipal sewer and water services. <br /> <br />The 2001 Comprehensive Plan identifies this area for low-density residential <br />development and low-density development has been established at 3 units per acre. The <br />applicant has submitted a preliminary plat proposing to subdivide the subject property, <br />into 42 single-family lots. The net density fbr the project area is 2.01 units per acre. <br /> <br />The City has also received a rezonmg application from Kelsey Gustafson, who owns Lot <br />3, Block 1, Wildlife Sanctuary Addition (south of the subject property), to rezone his. <br />homestead from Ri~R Single Family Rural to R-IU Single Family Urban to facilitate a <br />13 single family urban development. Property located to the southeast is also owned by <br />Oakwood Land Development who is requesting the property be rezoned from business to <br />medium density residential to facilitate a townhome development (proposed Sunflower <br />Ridge development).
