Staff sent hearing notices to residents within 350 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />Oakwood Land Development has a purchase agreement with Robert Gustafson for Lots 1 and 2 <br />'of Wildlife Sanctuary Addition. The subject property is currently zoned R-IR, Single Fam/ly <br />Rural. Oakwood Land Development is requesting that the City rezone the subject property to R- <br />I U Single Family Urban. The property is located with/n the M-USA boundary and is eligible for <br />development with municipal sewer and water services. The 2002 Comprehensive Plan designates <br />the subject property for low-density urban residential development and low-density has been-. <br />established at 3 units per acre. <br /> <br />The subject property is 31.66 acres in size. The preliminary plat is proposing to subdivide the <br />subject property into 42 single-family lots for a net density of 2.01 units per acre. <br /> <br />The proposed lots meet the minimum standard for lot area and lot width. <br /> <br />The subdivision is proposing to gain access from State Highway #47 by the extension of 156~h <br />Lane. MnDot will be requiring State Highway #47 to be upgraded to include left and right turn <br />lanes. Tl~e preliminary plat is providing two cul-de-sacs into the development that meet the cul- <br />de-sac length restriction established in City Code.
