Avenue NW <br />Ramsey, Anoka County <br />Control Section 0206 <br /> <br />Dear Ms. Wald: <br /> <br />The Minnesota Department of Transportation (Mn/DOT) has reviewed the above referenced plat in <br />compliance with Minnesota Statute 505.03, subdivision 2, Plats. Before any further development, <br />please address the following issues: <br /> <br />The existing accesses to two single family homes on each side of the proposed 156~h Lane N-W <br />will need to be closed with this.development. Access control should be dedicated to Mn/DOT <br />along the development parallel to Trunk Highway 47. Also, it is ~Ln/DOT's understanding that <br />a connection to 153rd Lane NW to the south will be made with this development, ffyou have <br />any questions regarding this inIbrmation, please contact Beth Neuendort; Area Engineer, at <br />651-582-!.579. <br /> <br />A left mm lane on Trunk Highway 47 is required to serve this development. Also, the existing <br />by-pass lane on Trunk Highway 47 between 156tl~ Avenue and 157tt~ Avenue requires <br />modification. The construction and associated costs for the necessary Trunk Highway <br />improvements are development driven and, therefore, are ~he responsibility of the developer <br />and~or City. Please contact Becca Lane (651-634-2146) for additional details, on the bypass <br />lane and Ed Brown (651-634-2372) in ~Ln/DOT's Traffic section with any other traffic-related <br />questions. <br /> <br />The plan does not adequately identify Trunk Highway 47 right of way. The final plat should <br />show and label existing Mn/DOT right of way using three dash symbology. The distances from <br />the center [ine to the edge of the plat should also be identilied Please direct questions <br />concerning these issues to Ia Xiong (651-582-1266) in Mn/DOT's Right of Way section. <br /> <br />The proposed development will need to maintain existing drainage rates (i.e., the rate at which <br />storm water is discharged from the site must not increase).
