The rezoning <br />will facilitate development of the subject property, with multiple family dwelling units not to <br />exceed a density of 7 units per acre. The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site Plan <br />c) Letter fi'om Metropolitan Council dated April 11, 2002 <br />d) Draft Planning Commission meeting minutes dated May 2, 2002 <br />e) Proposed Findings of Fact <br />~) Proposed ordinance <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to owners of property, within 350 feet of <br />the subject property. Staff attempted to notify property owners within 700 feet of the subject <br />property of the request for rezoning. <br /> <br />Observations: <br /> <br />The property is approximately 18.6 acres in size. The property is currently zoned a combination <br />of B-1 and B-2 Business. The 2001 Comprehensive Plan designates the property for <br />development with low density residential uses. The' City Council recently approved an <br />amendment to the 200l Comprehensive Plan to reclassify the property for development with <br />medium density residential uses. Metropolitan Council approved the land use change from low <br />to medium density residential on April 11, 2002. <br /> <br />The Applicant is requesting that the City now rezone the property to 1',-3 Urban Residential in <br />accordance with the approved Comprehensive Plan Amendment. <br /> <br />The Planning Commission conducted a public hearing on May 2, 2002. There were no verbal or <br />written comments regarding the proposed rezoning. <br /> <br />Recommendation: <br /> <br />The Planning Commission recommends approval of the rezoning. <br /> <br />-203- <br /> <br /> <br />
