Ridge Development <br />Cir7 of Ramsey, Anoka County, Mirmesota <br />bE:U< Project No. 2844.05 <br /> <br />Dear Mr. Peterson: <br /> <br />Pursuant [o your request, the foilowing traf~c study of yom' proposed Sunflower Ridge Development <br />has been prepttred [o determine the impact on the adjacent area streets and highways. The Sunflower <br />Ridge Development is generally located along the aorth side of 153rd Avenue NW approxLmately ¼ <br />mile west o~' tt~e [ 53rd Avenue NW - TrH #47 intersection in the City of Ramsey. <br /> <br />The Development, as proposed, covers appro,~imately 1.9 acres and. consists of one hundred tWenty six <br />(126) town. home residential units. The subdivision, as shown on E,xhibit A, is bounded by 153r~ <br />Avenue NW to the south and, as of now, undeveloped [and to the aor*&t, west and east. Access to <br />Sunflower Ridge will initially be limited to 153~ Avenue NW at its intersection with iodine Street <br />NW. No local residential streets are proposed to be extended to the west plat line of the Sunflower <br />Pddge Development. ~owever, local residential streets have been extended to the north and east pier' <br />lines of the proposed Sunflower Ridge Development to provide secondary, means of access and <br />aeighborhood [inlcs when those xbutting properties -are platted and developed. <br /> <br />Trip Generation <br /> <br />As mentioned previously, the proposed developmenr of Sun.flower RSdge consists of one hundred <br />twenty six (126) townlmme residential units.
