I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />CASE <br /> <br /> ADOPT ORDINANCE TO REZONE PROPERTY FROM ' <br /> R-1 RESIDENTIAL, B-1 BUSINESS <br />AND B-2 BUSINESS TO R-3U MULTI FAMILY RESIDENTIAL; <br /> CASE OF EDINA DEVELOPMENT, INC. <br /> By: Principal Planner, Patrick Trudgeon <br /> <br />Background: <br /> <br />Edma Development has subrmtted an application to rezone the property located in the northwest comer of <br />Alpine Dr. and Hwy. 47 to Multiple Residential to allow for a medium density residential development. <br />The rezoning would allow the applicant to build a townhouse development of 110 townhouse units. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location Map <br />b)' Metropolitan Council cpmprehensive plan amendment approval letter <br />c) Proposed Preliminary Plat <br />d) City Council minutes dated January 22, 2002 <br />e) Adopted Findings of Fact <br /> Proposed Ordinance <br /> <br />Notification: <br /> <br />State law requires that the City notify property owners within 350 feet be notified. Property owners located <br />within 700 feet were notified of the public hearing. <br /> <br />Observations: <br /> <br />On February 12, 2002, the City Council adopted a Comprehensive Plan Amendment to change the land use <br />designation of the subject property from Places to Work to Medium Density Residential. The Metropolitan <br />Council, in a letter dated April 19, 2002, approved the amendment. <br /> <br />The City Council adopted findings off, ct and introduced the Ordinance to rezone' the property on January <br />22, 2002. Under the.
