. . cAs # b <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF <br /> SUNFISH BUSINESS PARK <br /> CASE OF CITY OF RAMSEY <br /> By: Megan Wald, Associate Planner · <br /> <br />Background: <br /> <br />As you may recall, the City has been in the process of platting the new industrial park, Sunfish <br />Business Park located east of County Road #116 (Industry Blvd) and south of Sunwood Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Final Plat <br />City Staff review letter dated May 10, 2002 <br />Proposed Final Plat Resolution <br /> <br />Notification: <br /> <br />Staff sent hearing notices to 'residents within 350 feet of the subject property &iring the <br />preliminary plat processes. <br /> <br />Observations: <br /> <br />The subject property is zoned Industrial and consists of approximately 44 acres. The f'mal plat [S <br />proposing to plat six commercial lots ranging in size from 2.4 acres to 14.0 acres and two outlots. <br /> <br />All of the proposed lots meet the one-acre minimum lot size requirement, and the 200-foot 10t- <br />width requirement established in the Industrial District. <br /> <br />The site will receive public access from Azurite Street. The construction of Azurite Street has <br />commenced and is targeted to be completed in June. P, Jght of access is being dedicated along <br />County Road 116. Staff'is recommending that the City retain access rights along County Road <br />57 in the event that Lot 1, Block 2, is further subdivided and access from Cou. nty 'Road ·.5.7 is <br />needed. It should also be noted that several monitoring wells are located on Lot 1'; Block 2; and <br />access to these monitoring wells may need to be derived from County Road 57. <br /> <br />The site will be serviced by municipal sewer and water facilities. . <br /> <br />A grading and drainage plan will be reviewed as site plans for the development of the individual <br />lots are received. <br /> <br />-221- <br /> <br /> <br />
