City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />PHONE: (763) 427-1410 FAX (763) 427-5543 <br /> TDD (763) 427-8591 <br /> <br />May 10,2002 <br /> <br />City of Ramsey City Council Members <br />15153 Nowthen Boulevard NW <br />Ramsey, MN 55303 <br /> <br />Re: Final Plat Review - Sunfish Business Park <br /> <br />City Councilmembers: <br /> <br />Hakanson Anderson has been engaged by the City of Ramsey to prepare a plat that will create six lots <br />and two outlots in the proposed Sunfish Business Park. The final plat consists of two sheets dated <br />April 19, 2002. We offer the following comments: <br /> <br />General: The proposed plat consists of approximately 44.46 acres and is generally located east of <br />County Road #116 and south of Sunwood Drive. The final plat is proposing to plat six commercial <br />lots and two outlots. <br /> <br />Zoning: The property is zoned Industrial. <br /> <br />Lot Sizes and Dimensions: All six lots exceed the one-acre minimum lot size requirement and the <br />200-foot lot width requirement. The proposed lots range in size from 2.4 to 14.03 acres. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan will be required with each site <br />plan submitted for development of each lot. <br /> <br />Generally two-thirds of the site drains to the north and one third drains to the south. The portion that <br />drains to the south will be treated prior to entrance to the wetland south and east of Azurite Street NW. <br />The portion that drains to the north will be treated before wetland entrance with the use of a regional <br />treatment pond for the road and development drainage. Depending on the individual site plans, there <br />may be additional on-site ponding required. <br /> <br />A Watershed Management Organization permit has been obtained for this development. A wetland <br />delineation will be completed to ensure the site does not impact wetlands. <br /> <br />Streets: The development will be serviced by Azurite Street and Stmwood Drive, which, are <br />appropriately platted. Right of access on County Road i 16 is being dedicated to the County. Right of <br />Access for County Road 57 is not being dedicated at this time in the event that Lot l, Block 2, is <br />further divided and the City would need to gain access via County Road 57. <br /> <br />-226- <br /> <br /> <br />
