I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> I <br /> I <br /> I <br /> I <br /> <br />CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO ALLOW FOR OUTDOOR <br />STORAGE IN THE BW BUSINESS WAREHOUSE DISTRICT; <br /> CASE OF TOM SAUTER <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Tom Sauter is requesting a conditional use permit to exceed outdoor storage restrictions established <br />in the BW - Business Warehouse District on the property located at 6651 141~t Avenue also known <br />as Lot I, Block 1, Gateway North Industrial Park No. 5. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br /> <br />d) <br />e) <br /> <br />Site location map <br />ExI-fibit A, outlining proposed outdoor storage area <br />Background information regarding the conditional use permit request <br />submitted by the Applicant <br />Information regarding H&L Mesabi Company <br />Proposed Findings of Fact ' <br />Proposed Conditional Use Permit <br /> <br />Notification: <br /> <br />State law requires notification to properties within 350 feet of the boundaries of the subject property <br />and property owners within that radius were notified. <br /> <br />Observations: <br /> <br />Tom Sauter constructed a 55,140 square foot multi-tenant building in the year 2001 on the subject <br />I 1 acre parcel. City Code states that in the BW - Business Warehouse District, outdoor storage is <br />restricted to 10% of the site area; in this case, outdoor storage is restricted to 1.12 acres. Tom Sauter <br />operates his excavating business, T&G Land Company, from his multi-tenant building and Utilizes <br />a significant amount of the 1.12 acres of outside storage area. <br /> <br />The company, H&L Mesabi, is interested in locating in the City of Rarnsey and occupying one of <br />Tom Sauter's remaining vacant mits. H&L Mesabi Company is a distributor and servicer for large <br />equipment (i.e. snow plow blades, cutting edges) and therefore will require a significant anmunt of <br />outside storage area. <br /> <br />In order to provide enough outside storage space for both Mr. Sauter's excavating activities and <br />H&L Mesabi's storage needs, Mr. Sauter is requesting to utilize 31% of the subject property for <br />outside storage purposes, which equates to approximately 3.5 acres of the total 11 acre site. The <br />outside storage area would be restricted to the area outlined in Exhibit A (see attached). The area <br />identified in Exhibit A is currently surfaced with an aggregate mixture similar to Class V. <br /> <br />Staff is recommending that additional landscaping be added along the northern boundary line in <br />order to provide additional screening of the outside storage area from the neighboring property. <br /> <br />-233- <br /> <br /> <br />
