From-PETER$O~ ~R^U I~ERG~Ii <br /> <br />$~IZZ81753 <br /> <br />T-053 P.003/003 F-461 <br /> <br /> BACKGROUND AND INFORMATION <br />REGARDING REQUEST FOR CONDITIONAL USE PERMIT <br /> <br /> T&G Land Company, a.n affiliate of Sauter & Sons, Inc. pu,rchased a 10 <br />acre parcel of land from the City of Ramsey in connection with the relocation of <br />Sauter and Sons and the redevelopment of both the new 10 acre parcel and the <br />location formerly occupied by Sauter & Sons. T&G has constructed a multi- <br />tenant off/ce warehouse building containing 55,140 square feet. The site plan <br />approved locates the building close to 141~t Avenue to maximize the portion of <br />the property which can be used for contiguous outside parking and storage and <br />screen the outside storage and parking area. <br /> <br /> To date the building has been 71% leased, with a lease' pending with H&L <br />Mesabi for much of the remaining space. The tenants include Sauter & Sons, an <br />excavating company which requires outside parking of licensed and unlicensed <br />vehicles, and heavy equipment as well as temporary storage of soils and L.I.W.F., <br />Inc. which requires outside storage for metal stock which it uses in fabrication of <br />its products. <br /> <br /> Attached is a brief profile of H&L Mesabi. H&L Mesabi is a distributor <br />and servicer of both mining and general line equipment and parts. Some of this <br />equipment is large and requires outside storage. It is alt new or used equipment <br />in operating condition which is being sold in the course of H&L Mesabi's <br />business, The ability of H&L Mesabi to relocate to the property and the City of <br />Ramsey is dependent upon the availability of adequate outside storage. <br /> <br /> The combined needs of the existing and prospective tenants for outside <br />storage exceeds the one acre which is available as a permitted use and requires a <br />conditional use permit. The property is well laid out and screened for the <br />requested conditional use. The use is compatible with adjacent uses, in fact the <br />asphalt plant across the street utilizes equipment of the type distributed by H&L <br />Mesabi~ The site plan which was approved by the City of Ramsey and constructed <br />by T&G designated outside storage areas larger than one acre. T&G has made a <br />very substantial investment in a high quality building. It will not allow the storage <br />of junk, debris and inoperable equipment which would detract from the value of <br />its investment, but does require additional outside storage to meet the legitimate <br />operating needs of its tenants. <br /> <br />-237- <br /> <br /> <br />
