CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT <br />TO EXCEED SIGN SIZE RESTRICTIONS; <br /> CASE OF BOB MULLER, RUM RIVER PLAZA <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />The City received an application from Bob Muller requesting a conditional use permit to exceed <br />sign size restrictions for Rum River Plaza multi-tenant retail-center located at 5923 - 167t~ <br />Avenue (located across from LeToumeaus SuperValu). <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Proposed sign plan <br />c) Proposed findings of fact <br />d) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. Staff notified property owners within 350 feet of the subject property. <br /> <br />Observations: <br /> <br />In the commercial district, City Code restricts ground or freestanding signs to a size of 100 <br />square feet per side (200 square feet total surface area). Bob Muller owns Rum River Plaza, <br />which is .a multi4enant retail center that houses approximately 14 different businesses. The <br />property currently contains a 91 square foot (182 aggregate surface area) freestanding pylon sign. <br /> <br />Bob Muller is requesting additional sign space of 54 square feet per side in order to install a <br />reader board onto the existing pylon sign. The total proposed sign size is 145 square feet (an <br />aggregate surface area of 290 square feet). The applicant has stated the need for additional <br />signage is to provide adequate advertising space for all tenants. The installation' Of the reader <br />board will not cause the sign to exceed the 25-foot sign height restriction established in City <br />Code. <br /> <br />The City has, in the past, granted conditional use permits for extra signage at other multi-tenant <br />buildings such as River's Bend Plaza, Ramsey Town Square, and M&G Leasing. <br /> <br />The Planning Commission conducted a public hearing on May 2 regarding the request for <br />additional sign space.
