ASSOCIATED [~ETAIL CONSULTING

Deliverables:

"The Source For Solutions"

Upon completion of the study, you will receive five Executive Summary Reports (along with
accompanying appendices) outlining the results of the analysis, and detailing the pertinent
information and factors used in the analysis ofth/s study. Additional copies can be obtained for a
fee of $50.00 per book.

These books will include the following information:

A map revealing the trade area boundaries, and identifying existing primary retail outlets,
existing residential developments, planned future retail developments, planned transportation
improvements, and h/ghlighting key employment centers (daytime business).

A detailed review of retail potential by category, identified by timeline threshold.

A complete listing of potential retailers identified by banner.

Detailed Site Evaluation.

Aerial photo of subject site.

Detailed l/sting of retail competition affecting the subject site.
Thematic maps visually showing key demographic variables.
In-depth review of trade area population and demographics.

The booklets will be delivered to your offices approxirnately 4-5 weeks following commencement
of the project.

Pro.ieet Fees:

The investment for this project is $25,000 (plus expenses). Expenses include travel related
expenses, data and material fees, and other incidental expenses associated with the project. Since
minimal travel expenses are required, the total study expenses are estimated at approximately
$1,500.

Project Timing:

We are prepared to begin this study upon your approval. As previously indicated, we anticipate
delivery of the final report to your offices approximately 4-5 weeks following commencement of
the study.

This proposal addresses the high points discussed at our recent meeting and would serve to
accomplish the desired outcome. If the results are favorable for a stronger retailing presence, a
recommended second phase is to conduct a consumer research study of the trade area residents to
identify the specific wants and needs of the citizens. This analysis would be accomplished through
a customized in-depth telephone study to derive specific retail banners desired by the local
population.

-21~- CENTI>~\L OFFICE: 612 Oak Park Lathe · Hopkins, ,~llN 55343 · Tel: {Q52l 939-9183 Fax: (952l g39-8056

I
