The proposed plat consists of one sheet dated <br />April 9, 2002. We offer the following comments: <br /> <br />General: The proposed plat consists of approximately 44.46 acres and is generally located east of <br />County Road #116 and south of Sunwood Drive. The preliminary plat is proposing to plat six <br />commercial lots and two outlot. <br /> <br />Zoning: The property is zoned Industrial. <br /> <br />Lot Sizes and Dimensions: All six lots exceed the one-acre minimum lot size requirement and the <br />200-foot lot width requirement. The proposed lots range in size from 2.4 to 14.03 acres. <br /> <br />'Grading and Drainage Plan: A detailed grading and drainage plan will be required with each site <br />plan submitted for development of each lot. <br /> <br />Generally two-thirds of the site drains to the north and one third drains to the south. The portion that <br />drains to the south will be treated prior to entrance to the wetland south and east of Azurite Street NW. <br />The portion that drains to the north will be treated before wetland entrance with the use of a regional <br />treatment pond for the road and development drainage. Depending on the individual site plans, there <br />may be additional on-site ponding required. <br /> <br />A Watershed Management Organization permit has been obtained for this development. A wetland <br />delineation should be completed to ensure the site does n6t impact wetlands. All proposed ponding <br />should be shown on the plat and dedicated as drainage and utility easements. <br /> <br />Streets: This development will be serviced by the construction of two new streets: Azurite Street <br />NW and Sunwood Drive NW. The requirements of the County recommend that intersections be placed <br />no closer than ½ -1 mile apart. The County has agreed to allow Azurite Street NW (1/4 mile from <br />Sunwood Drive NW) to empty onto County Road 116 as long as the City constructs full turning <br /> <br />-103- <br /> <br /> <br />
